No cleaning licence, so everything rests on what you can prove

Cleaning is the least regulated trade on this list. There is no cleaning licence, so none of the usual credibility shortcuts are available and everything depends on what you can independently demonstrate: an ABN, public liability cover, police checks where you work in occupied homes, and a written scope. One nuance worth knowing is that "minor maintenance and cleaning" appears in the NSW list of residential building work categories, so a large enough contract on a residential property can cross the $5,000 threshold where a contractor licence is required. The threshold applies to residential building work; commercial contracts sit outside that regime. In a trade where anyone can start tomorrow, being specific about insurance and checks is the credential.

The bond clean is a deadline, not a preference

End of lease work is the most time-boxed enquiry in any trade here. The tenant has a hand-back date, an agent inspection and a bond at risk, so they are not comparing five cleaners, they are booking whoever can do the date and will stand behind the result. Stated availability is therefore the single most valuable fact on your page, ahead of price. Regular domestic cleaning is the mirror image: a slow trust decision about giving a stranger a key, decided almost entirely on reviews and on whether the same person comes each week.

Assistants asked about bond cleaning give confident advice about what agents require and whether a guarantee is standard, without separating what is legally required from what is merely common practice.
